What drives the price of a land survey

Two things move the number more than anything else: how big the parcel is and how hard it is to walk. Everything below feeds the estimate above.

Survey type

A boundary survey just locates your corners and lines — the most affordable option. A topographic survey also maps elevation and contours, which takes far more field time. An ALTA/NSPS survey meets strict national standards for commercial lenders and costs the most.

Acreage

Most surveyors start with a mobilization fee to research your deed and get to the site, then add a per-acre rate. Larger parcels earn a lower rate per acre, but more ground still means more hours in the field.

Terrain & access

Open lots measure quickly with GPS. Dense woods and marsh block the signal and force the crew to cut sight lines by hand. On the barrier islands, wetlands and tidal access can add a day on their own.

Land survey questions, answered

When do I actually need a survey?
Most people order one when buying or selling, building a fence, deck, or addition near a property line, splitting a lot, or settling a boundary disagreement with a neighbor. Lenders and title companies often require one before closing.
What is a FEMA Elevation Certificate, and do I need one?
It's a document that records your structure's elevation against the base flood level. Along the Ocean County coast it's often what sets your flood insurance premium and is required for many building and rebuild permits in flood zones. If your property is anywhere near the water, it's worth asking about up front.
What's the difference between boundary and topographic?
A boundary survey answers "where are my lines and corners." A topographic survey adds the shape of the land — elevation, slope, and contours — which architects and engineers need to design drainage, foundations, and driveways. Topo work takes more time in the field, so it costs more.
Does a survey expire?
A survey captures the land on a specific date, so it doesn't expire like a license. For your own records an older one is usually fine if nothing has changed. For a closing or permit, title companies typically want one that's recent — often within the last year.
Will the surveyor find my existing property pins?
Usually, yes. Crews use metal detectors to locate iron rods set at the corners. If any are missing or disturbed, they set new ones — typically capped rebar — so your corners are marked again.
My neighbor's fence looks like it's on my land — can a survey help?
A survey will confirm exactly where the line falls and whether there's an encroachment. From there you have a record you can use to talk it through with your neighbor or take to an attorney if needed.
