From Point Pleasant Beach south through Lavallette, Seaside Heights, Seaside Park and Ortley Beach to Long Beach Island, nearly every property sits in a FEMA flood zone — AE or VE — which means an elevation certificate is usually the first document a homeowner, buyer or lender asks for. On the mainland side, Toms River, Brick, Berkeley and the Barnegat Bay communities lean toward boundary, title and topographic work. We handle both from a single office in Lavallette.
