Before you build a fence, settle a dispute, or buy a lot, you need to know exactly where your property ends. A boundary survey draws that line with authority.

A boundary survey establishes the legal perimeter of your property on the ground. We research the deed, prior surveys and recorded maps, recover or set monuments at the corners, and produce a sealed plan showing your lines, dimensions, and any encroachments or easements that affect the parcel.

On the shore, tight lot lines, bulkheads, riparian boundaries and decades of additions make accurate boundaries essential — and our archive of historic NJ survey records often lets us resolve old corners faster than a firm starting cold.

Boundary Surveys FAQ

How is a boundary survey different from a title survey?+

A boundary survey locates your property lines and corners. A title (or ALTA) survey adds the detail lenders and title companies require for a transaction — improvements, easements, rights-of-way and title-commitment items. Many closings need the title survey; a fence or dispute usually needs the boundary survey.

Will you set markers at my corners?+

Where appropriate, yes. We recover existing monuments and set new ones at corners that are missing or disturbed, so your lines are physically marked on the ground, not just on paper.

My neighbor and I disagree about the line. Can a survey settle it?+

A sealed boundary survey is the professional, defensible determination of where the line falls based on the records and evidence. It's what attorneys and courts rely on, and it frequently resolves disputes before they escalate.

Do you have old records for my Ocean County property?+

Possibly. We've acquired the survey histories of a number of respected New Jersey surveyors who are no longer in business, which can include records for shore parcels. Ask our office with your address.

How long does a boundary survey take?+

It depends on lot complexity, vegetation and how much record research is involved. We'll give you a realistic timeline with your quote, and we move quickly when a closing or permit deadline is driving it.
